Housing Services
The Housing Services Division assists families to break through barriers that keep them from the housing of their choice.
The focus of the Housing Services Division services is: 1) to help families gain access to and to preserve sustainable, safe, and decent housing; 2) to maximize resident choice and potential in the market; and 3) to empower consumers with housing knowledge and effective coordination of available public and private resources (including our Clinical Services & Community Services) at numerous points in the housing continuum.
Our Homeownership Programs include HUD certified Homebuyer Counseling and Education, Foreclosure Intervention, as well as Nonprofit Mortagage Lending, Prosperity Center Services and Community Land Trust Homes.
- Housing Partnership's Foreclosure Intervention Program has one goal: Keep families in their homes wherever possible, We assertively advocate on our owner's behalf with loan servicers and aggresively negotiate to obtain sustainable loan modifications. Thus far our approach has not only helped more than 100 families avoid foreclosure, but it has also helped ensure they remain in the homes for the long-term , as all have stayed current on their modified payments. Housing Partnership helped these families find a truly sustainable solution, rather than just a quick workout.
- Housing Partnership's Homeownership Education and Counseling Program provides essential information that helps first time homebuyers not only qualify for a home mortgage, but also to fully understand the process and avoid the questionable products and practices that contributed to the foreclosure crisis.
- Houisng Partnership is a licensed nonprofit mortgage lender and makes both first and second mortgages. The lending department administers Housing Partnership's Revolving Loan Fund with over $1 million capitalized by NeighborWorks America. In 2008, the Lending Program received approval to make FHA loans, requiring down payments as low as 3.5%.
- Housing Partnership developed 9 new homes for its Community Land Trust. This unique model is designed to ensure a permanent affordable housing stock for our community. It provides first time buyers with beautiful, affordable homes for the price of the house minus the value of the land, which is held by a nonprofit entity and leased at a nominal rate. Housing Partnership is also a partner in our community's CLT Collaborative which promotes this model and shares resources.
Housing Partenrship's Prosperity Centers, funded and supported by United Way of Palm Beach County, seek to provide financial empowerment to residents of targeted low and moderate income communities. The centers help residents increase financial stability through an array of free services including: financial education, credit and budget counseling, housing counseling, benefits assistance, Individual Development Accounts (i.e. 2 to 1 matched savings program), income tax preparation, and vocational assistance. Our four centers are located in West Palm Beach, Delray Beach, Belle Glade and Pahokee.
The Supportive Housing Program helps individuals and families challenged by mental health, substance abuse, and other disabilities to obtain and maintain housing within the community. These include the
SHOP,
TANF, and the Mainstream Housing Choice Voucher Program for persons with disabilities.
Partners for Change is a unique partnership between Housing Partnership, the Center for Family Services, and the Florida Department of Children and Families. It is the first residential program in Florida to use the Client-Directed Outcome Informed (CDOI) approach in a residential setting to assist adults with substance abuse and mental health issues to prepare to re-enter the community.
